Less than most people think! VA loans can be 0% down, FHA can be as low as 3.5%, and some conventional loans start at 3%. You'll also want to plan for closing costs, and sometimes I can negotiate for the seller to help cover those. A lender can tell you your exact numbers, and I'm happy to connect you with one I trust.
Yes! The Wyoming Community Development Authority (WCDA) offers first-time buyer loans and down payment assistance. Income and price limits apply, and "first-time" usually means you haven't owned a home in the last three years, so you might qualify even if you've owned before. Ask your lender which programs fit you.
It depends on your finances and your timeline, and there's no one right answer. Some people sell first and rent for a bit, some write an offer that depends on their home selling, and some can buy first. Let's talk through your situation and figure out what makes the most sense for you.
Finding the right house can take a weekend or a few months. Once your offer is accepted, most closings take about 30 to 45 days. Getting pre-approved before you start looking is the best way to keep things moving.
